Rain gardens are shallow, planted depressions set at least ten feet from the house foundation. They collect water from downspouts or low spots and let it filter into the soil within a day or two. Choose native plants that tolerate both wet roots and dry spells. Match the garden size to the roof area that feeds it, and avoid placing one over a septic drain field or utility line.
French drains are trenches filled with gravel and a perforated pipe that carries water away from a problem area. They work best when you have a clear downhill outlet, such as a ditch or dry well. The trench must slope consistently—roughly one inch per eight feet—so water does not pool inside the pipe. Wrapping the pipe in filter fabric reduces clogging from soil and roots.
Swales are broad, shallow channels covered with grass or stone that move water across the yard to a better drainage point. Unlike a French drain, a swale is open at the surface, so it needs gentle side slopes to avoid erosion. You can plant the bottom with turf or low groundcover to hold soil in place.

- Problems near public infrastructure. Work that affects the grade around a septic system, a shared drainage easement, or the municipal water connection should only be handled with permits and professional guidance.
- Recurring failures. If the same low spot refills after you have re-graded, installed a channel drain, or extended downspouts, the real problem is likely out of reach of simple tools. Repeated attempts waste time and can mask a larger issue.
For minor surface water that pools only after heavy rain and drains within a day, most homeowners can handle regrading or adding soil. But any sign of structural movement, persistent dampness indoors, or a water source you cannot locate means it is time to pause and bring in someone who can evaluate the site safely.
Keeping Water Away Long-Term
Reducing standing water is not a one-time fix. Lasting results come from a short seasonal routine and knowing the difference between a quick adjustment and a job for a professional.
Start with a simple grading check each spring and after heavy autumn leaf fall. Walk the full perimeter of the house after a soaking rain. Look for low spots where water pools within a few feet of the foundation. If you see shallow depressions, you can often fill them with clean topsoil or compactable fill dirt. Rake the soil so it slopes away from the house, then tamp it down lightly. Recheck after the next rain to see if the fill settled too much.
While you are outside, inspect gutters and downspouts. Clear leaves and debris from gutters at least twice a year, more often if you have overhanging trees. Confirm downspouts extend several feet away from the foundation. If they are too short, add a flexible extension or a splash block that carries water past the planting bed. The goal is to see water discharged onto open lawn or a dry well area, not back toward the walls.
- Check window wells for accumulated leaves and dirt; clear them so water can drain to the base.
- Look at walkways and patios. Settled concrete or paver edges can channel water toward the house. Raise or replace sections if you see a visible slope toward the foundation.
- Watch soil moisture near the foundation. If the ground stays wet for days after a storm, that points to a drainage problem beyond simple grading.
If you find persistent ponding that returns after your own fill work, or if water seeps into a basement or crawlspace, stop guessing. Rent or hire someone to assess the drainage.
